4.3.9 Residential Aged Care Facility
It is important to note that the Aged Care Facility has already been approved as part of the previous
application. Furthermore, the nature and scale of the proposal that forms part of the current
application is unchanged. That is, the Facility consists of 120 aged care beds, comprising low, high
and dementia care. However, changes have been made to improve the layout, design and function
including:
- Building organisation is based on a linear model with centrally located services and lineal
residential wings;
- Car parking has been configured to allow for more efficient use of the site. And access egress has
been simplified;
- The separation of the dementia wing provides for greater amenity, privacy and sensitivity in the
delivery of specialised 24h care;
- The use of veranda’s and covered walkways are included to improve the pedestrian experience
and general amenity experience of residences; and
- The low and high care wings have been separated by a central multi use zone. Resident dining
and socialisation areas are centralised for ease of supervision and service provision.
