3 Proposed Development Works
3.1 Proposed Site Description
The proposed development will comprise a seven-lot residential subdivision accessed via two driveways and
supported by a dedicated on-site stormwater management system.
A key feature of the stormwater management strategy is the inclusion of a bioretention basin located at the north-
eastern corner of the site. This basin has been designed to capture and attenuate stormwater runoff from the
developed catchment prior to discharging via the lawful point of discharge into the Council’s dedicated reserve to
the north of the Butler Street Cul de sac ensuring seamless integration with the downstream network.
In addition to mitigating potential downstream impacts, the proposed system has been designed to achieve
compliance with the Noosa Shire Council Planning Scheme Policy – Stormwater Management, by:
• Consolidating site runoff into a single lawful discharge point
• Attenuating post-development peak flow rates to pre-development levels or better
• Improving stormwater quality prior to discharge, in accordance with QUDM and Council requirements
This integrated approach delivers a robust and sustainable stormwater solution that not only mitigates the
hydrological impacts of the proposed development but also assists in alleviating existing localised flooding issues
experienced within the adjoining retirement village. The layout of the proposed development is illustrated in Figure
3-1.
