PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 9 AUGUST 2016

The Council indicated that it had concerns regarding uncertainty with respect to future car
parking demand for the development. With respect, over 5 years of successful operation,
with not a single recorded complaint or a single instance of car parking demand at or in
excess of 85% should satisfy any and all concerns that the Council has in this regard. There
is simply no reasonable basis to assert that there is uncertainty regarding the car parking
needs for the development now and into the future.
On this basis, our client considers that the proposed car parks are more than sufficient to
meet the needs of the development now and into the future. Indeed, this number of parks is
likely to be in the order of 10% more than would be sufficient for the development (based on
the mixed use assessment), which should provide comfort to the Council regarding any future
uncertainties (not that our client considers there to be any uncertainties in this regard).”
The following table includes the findings of those surveys previously provided by the applicant to
the Council:

Spot counts were also undertaken by the applicant’s traffic surveyor during inspections of the land
and a review undertaken of 16 historical aerial images of the land, dating back to 2010. The table
below includes these findings:
