REPORT
1. PROPOSAL
The application seeks approval for a single tenancy supermarket with a use area of 1,078m² on
the old Wimmers factory land which fronts Garnet Street and Wimmers Lane, Cooroy.

The supermarket is proposed as a full service IGA but with more focus on fresh food and gourmet
lines than traditional IGA businesses. The owner (who also owns the existing IGA in Cooroy)
indicates it will have a different internal look and feel to the old-fashioned supermarket ‘box’ layout
and run a different specials program to the existing IGA.

The proposal presents as a single storey building to Garnet Street and uses tilt panel construction
with external finishes consisting of stack bonded brick work, vertical timber look cladding and
stained timber cover battens. An entry court, seating and landscaping presents to Garnet Street.
A street awning covering a new footpath runs the length of the building while retaining all street
trees in Garnet Street except for 1 tree, which is proposed to be removed.

Small van deliveries are proposed to access from Garnet Street while HRV/MRV deliveries and
waste collection are accessed from Wimmers Lane. Seventy two (72) car spaces and 8
motorcycles spaces are provided in a ‘basement’ and ‘at grade/street level’ and 7 bicycle spaces
provided near the supermarket entrance on Garnet Street. Figure 1 below shows a rendered
perspective and the elevation from Garnet Street and Figure 2 are views from Wimmers Lane.
The application is before Council because of its significance for Cooroy.
