PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 9 AUGUST 2016
Figure 8 – Wimmers Lane back of house views with the 3 storey portion outlined in red
The additional building height consists of the third storey, parapets and screening devices that hide
service infrastructure on the roof. The parapets are features of the architectural design and reflect
Cooroy character elements. The proposal does not dominate its primary frontage (Garnet Street),
as it presents a height consistent with surrounding buildings. The proposal adjacent to Wimmers
Lane preserves the existing amenity having a building height lower than exists and similar to other
building heights in the immediate area. Overall, the proposed building height is considered to meet
the Overall Outcomes of the Code and Specific Outcome O7.

Specific Outcomes O4 and O5 of the Cooroy and Lake Macdonald Locality Code promote the use
of laneways for access to new uses in Cooroy. In particular Specific Outcome O5 is relevant to this
development having deliveries from Wimmers Lane and reads:
Specific Outcome O5 - Access for new uses is only taken off a laneway where upgrading works
are carried out to the laneway to enable the laneway to accommodate the anticipated levels of
traffic.
