1 Introduction!
AquaIntel!Pty!Ltd!was!commissioned!by!TOD!Consulting!on!behalf!of!Serina!Pty!Ltd!
to! prepare! a! Stormwater! Water! Management! Plan! (SMP)! to! support! the! Material!
Change! of! Use! application! (MCU15/0053)! for! unit! development! (16! units)! at! 30"32!
Doonella!Street,!Tewantin!(Lot!32!on!RP893427!and!Lot!903!on!T1631).!
The!development!will!be!required!to!comply!with!the!Division'20'–'Water'Sensitive'
Urban' Design' Code! and! Division' 18—Transport,' Roads' and' Drainage' Code! of! the!
Noosa! Shire! Council’s! (NSC)! “The' Noosa' Plan”.' ' From! this,! the! load! based! Water!
Quality! Objectives! (WQO’s)! stipulated! in! the! State! Planning! Policy! –! July! 2014!
(DSDIP)! for! the! South! East! Queensland! region! will! be! adopted! for! the! site.! ! The!
purpose! of! this! SMP! is! to! identify! the! final! stormwater! quality! options! to! be!
implemented!within!the!site!to!achieve!elements!of!the!code.!!The!objectives!of!this!
SMP!are!to:!!
    •   Ensure!the!proposed!development!maintains!or!improves!the!environmental!
        values!of!the!receiving!waters!within!the!receiving!catchment!throughout!the!
        operational!phase;!!
    •   Consider! suitable! Stormwater! Quality! Improvement! Devices! (SQID’s)! based!
        on!Water!Sensitive!Urban!Design!(WSUD)!principles;!
    •   Recommend!an!appropriate!stormwater!treatment!strategy!for!the!proposed!
        development! that! complies! with! Noosa! Shire! Council! (NSC)! water! quality!
        objectives;!
    •   Ensure! the! development! achieves! non"worsening! of! stormwater! flows!
        downstream!of!the!site.!

1.1 Site!Characteristics!
The!location!of!the!proposed!development!site!is!shown!in!Figure!1.!!!!
The!site!grades!from!the!north!to!south!with!site!elevations!ranging!from!4.5!to!8.5m!
AHD.!!There!is!a!drainage!system!in!Sidoni!Lane!which!picks!up!flows!upstream!of!the!
site!and!directs!them!around!the!site!to!Sidoni!Street.!!
Council’s! flood! overlay! mapping! shows! that! the! site! is! located! outside! of! the!
estimated!100!year!ARI!flood!extent!and!the!site!would!not!be!subject!to!the!Flood!
Management!Code.!
The!proposed!development!layout!is!provided!in!Appendix!1.!
