    3.2. Service Station


         3.2.1.General


It is proposed to erect a new service station and shop development on the site. The proposed development will include
the construction of service station development (Refer drawings in Appendix A) which includes:


        a fuel pay point building (254m2)

        a refuelling canopy over 3 new refuelling dispensers with 6 filling positions

        3 x 60kL underground fuel tanks

        10 car parks including a disabled space and 2 motorcycle spaces

        1 Loading service bay and screened bin enclosure

        High quality landscaped areas on the majority of boundaries, particularly on the Walter Hay Drive street

         frontage

        24 hours a day, 7 days a week operation


The proposed store building will be primarily orientated towards the refuelling forecourt and Eumundi- Noosa Road for
casual surveillance and security purposes. The proposed shop front will provide for an attractive facade to the road
frontage through the use of modern materials and glazing. Refer Figure 9 below for an indicative 3D perspective of the
proposed development.


The proposed development will be of modern design and will comprise high quality landscaping which will surround the
whole site (other than the relevant access points).


By achieving an appropriate design and layout for access and on-site queuing, the proposal will provide for the safe and
convenient access of vehicles entering and exiting from Eumundi- Noosa Road.
