3.2.2. Access and Car parking

The site currently has one crossover onto Eumundi- Noosa Road. The proposed development will utilise this point with
minor alterations and upgrades together with an additional crossover as part of the proposed access easement. These
two access points will be separated by a pedestrian refuge/ splitter island. These two driveways will ensure that all
vehicles including commercial vehicles are able to enter and exit the site in a forward gear.

The site layout will be of sufficient size for a tanker refuelling truck to enter the site and to stand wholly within the site and
suitably distanced from any areas of high pedestrian activity (refer tanker turning path drawing in Appendix A).

Waste collection and fuel delivery vehicles can conveniently access the site, stand wholly within the service bay area
whilst undertaking their operations and then exit the site in a forward gear.

A total of 10 car parking spaces are proposed, including a space for persons with disabilities and 2 spaces for
motorcycles.

The Traffic Impact Assessment, in Appendix D, demonstrates that the proposed access arrangements are considered to
be legible, efficient, and such that safety at the accesses onto Eumundi- Noosa Road is maximised.

3.2.3. Landscaping

A total of 739m2 of the subject site will be landscaped (30.2% of subject site area). The proposed landscaping is to be
located along all boundaries. This landscaping is considered to enhance the visual appearance of the proposed
development and soften the impact of hard surfaces of the overall site. Refer Figure 10 below.

One of the key requirements expressed by council at the pre-lodgement meeting was the ability for the proposed
development to demonstrate the continuation of the substantial vegetation buffers along the Walter Hay Drive street
frontage. Existing trees and vegetation on the corner of Eumundi- Noosa Road and Walter Hay Drive will be maintained
where possible. Refer section 6 below for a detailed assessment.

Refer to Appendix A for the landscaping concept plan.
