6.6 PLANNING SCHEME CODES

While the application is assessable against the entire planning scheme the following codes are
considered most relevant to the proposed development:

 Cooroy & Lake Macdonald Locality Code
 Business Uses Code
 Community Uses Code
 Heritage Overlay Code
 Landscaping Code
 Driveways And Car Parking Code
 Earthworks Code
 Erosion And Sediment Control Code
 Existing Services Code
 Transport Roads And Drainage Code
 Waste Management Code
 Water Sensitive Design Code

Comment: An assessment of the applicable codes has been included within Attachment 1. The
code assessment has determined that the proposed development complies with all relevant
performance outcomes. Where acceptable outcomes are not met, a performance solution
demonstrating compliance with the corresponding specific outcome is provided (refer to Section
6.6.1 below).

6.6.1 PERFORMANCE SOLUTIONS

Cooroy & Lake Macdonald Locality Code
Specific Outcomes and Probable Solutions for the Cooroy & Lake Macdonald Locality

S16.1 With the exception of industrial buildings the main roof of the building has a roof pitch no
less than 12 degrees and has minimum 600mm eaves to at least 75% of the perimeter of the
building;

Performance solution:
The roof pitch addressing the street is at 17.5 degrees which is the steepest pitch achievable
without extending above the maximum 8.0m height plane. Roofs to the rear portion of the
building have been encased to 10 degrees which similarly, is the steepest pitch achievable
without extending above the maximum 8.0m height plane. A single roof within a mid-section of
the roof and falling towards the southern boundary is at 4 degrees due to the need to absorb the
acute angle of the floor plate below. This section of roof is largely hidden from street view.

30% of the perimeter of the building has eaves greater the 600mm. This is largely as a response
to the surrounding heritage character building design elements (refer Character influence forms
and examples on drawing DA09 of proposal plans). This character building typology sought for
the locality predominantly excludes the use of eaves and employs the provision of window hoods
