necessitated a small 800mm retaining wall which has enabled the building to be lower than initially anticipated. This
results in a better relationship with the streetscape than was originally anticipated. Given that the home-based
business (studio) results in the same building footprint as the approved garage, has a lower ridge line and a better
relationship with the streetscape than previously anticipated, it is considered that the built form warrants support
from Council. Please note that the previously approved plans are provided at Appendix 3 for Council’s perusal and
Council’s pre-lodgement meeting notes are provided at Appendix 4.

The business operating from the Site is Building Inspections Noosa. Primarily, the business undertakes inspections
off-site, and the only operation undertaken at Site is the associated reporting. The ancillary home-office space
proposed would facilitate the operational reporting and storage of files. The proposed development remains
entirely ancillary to the house and the business is entirely run by the owner/occupier of the dwelling.
