limit. Given the infrequent occurrence of vacuum pump operations (15 to 30 mins every 1-2 months), a relaxed
noise limit could be considered. After further review following the previous reports, noise limits could consider:
◼    Background plus 10 dBA (equivalent to 46 dBA) – commonly adopted for short-term construction activities
     and
◼    A fixed limit such as the Environmental Protection (Noise) Policy 50 dBA outdoor objective for a dwelling
◼    Existing LAeq noise levels – as per Table 4.2, max 58 dBA, top 10% 53 dBA, average 48 dBA, bottom
     10% 43 dBA, min 39 dBA.
Potential noise measures may include barriers, enclosures or utilising trucks with quieter pumps. Also, given
the infrequent and short-term nature, an outcome may be to negotiate with the neighbouring townhouse a
suitable time for the pump operation to occur. These options for mitigation and management can be explored
further during subsequent design stages.

6.2.5        Road Traffic Noise Assessment
Road traffic noise for the site has been determined to be L10,18hr of 39 dBA in Trinity Report
207401.0104.R01V04, dated 19 September 2022. The building is exposed to noise levels that are below 57
L10,18hr dBA and as such is denoted as Category 0 under MP4.4 criteria. Standard construction is considered to
be acceptable for Category 0 and therefore no acoustic façade requirements are needed for the building.

6.2.6        Mechanical Plant Noise Assessment
At this stage the mechanical design is not complete and therefore it is proposed that plant is designed and
selected to achieve the above recommended design noise limits in Table 6.1. Consideration should also be
given to the construction of acoustic screening to plant where it may impact on residences.

6.2.7        Clubhouse Noise Assessment
The design includes changes to the layout existing clubhouse. The proposed changes are as follows:
◼    Replacement of old resort reception with new private dining / meeting facility.
◼    Replacement of old bar and coffee shop with new bar and café facilities.
◼    Replacement of old kitchen with new service kitchen facility.
◼    Addition of the following spaces:
         Liquor cold room
         Dry store
         Security & procurement office
         Wet waste cool room
         Dry waste storage room
         Enclosed storage area.
As seen above, the clubhouse changes involve the addition of new dining/meeting facilities, upgrade of existing
catering facilities and addition of storage space. These activities generate low levels of noise relative to other
noise sources on site. Additionally, the clubhouse is fully enclosed, which will heavily mitigate noise levels
generated from the additional / upgraded spaces. As such, proposed clubhouse changes are predicted to be
compliant with the noise limits in Table 6.1.
