6 CONCLUSION ALC have conducted noise monitoring at the proposed subdivision site on Hofmann Road for lots 17, 18, 19 & 21. Noise monitoring data has assisted in establishing the acoustic environment associated to the subject site (Table 1 and 2). Once the residential site layouts are known, we recommend carrying out a detailed assessment to ensure that the identified noise sources are adequately addressed and acoustic treatment to façades applied to ensure compliance with indoor noise levels. Where compliance with outdoor noise targets would be required, these must also be addressed in due course. We understand that it may be required to erect a noise barrier along the boundary to the Western loading dock area. Given that the buildings are likely higher than a typical noise barrier, the effectiveness of the noise barrier may be limited due to upper levels likely overlooking the loading dock in any case. On that basis, we recommend Council to set a Condition based on noise limits and request to submit a noise impact assessment report at the time when the specific development application is made for each residential building separately. This allows each proposed future building to adopt adequate façade acoustic design based on the specific layouts and elevations proposed, or combine a noise barrier with acoustic façade treatment, whichever is more feasible. We trust this information is satisfactory. Please contact us should you have any further queries.
