Once the site plans are known, we recommend carrying our detailed assessment to ensure that the noise
impacts to the proposed residential buildings are controlled to acceptable limits (e.g. adequate façade
design). Rooftop and other mechanical plant was not accessed during our visit and therefore must be further
reviewed during detailed design of the proposed residential buildings to ensure that indoor noise limits are
achieved.

5.1.4 Compactor

A compactor was noticed located by the ‘Big W’ loading dock 3. Compactor operation would unlikely occur
during night time period. In any case the façade treatment of the proposed residential development must
be designed to ensure compliance with relevant indoor noise limits during periods of compactor operation
hours. Detailed assessment is required during next phase of the project when plans of the buildings are
known.

5.1.5 Preliminary Calculation

A preliminary calculation has been conducted for a typical bedroom which suggests minimum Rw 35
glazing/façade treatment can likely be expected to ameliorate impacts to achieve typical noise levels
outlined in Section 3.2. The following was considered in the preliminary review:

         • Impacts/Noise sources from ‘western’ loading dock.
             - Mechanical Plant: 69 dB(A) Leq measured at 4 metres
             - Truck Pass-by: 3 trucks every hour (day-time) and 1 truck in an hour at night at a sound
pressure level at 96 dB(A) Leq.. Trucks at least 10 metres from facade
             - Truck reversing with alarm: 3 trucks every hour (day-time) and 1 truck every hour (night) at
a sound pressure level at 100 dB(A) Leq
             - Reverse alarm (trucks): 100 dB(A) Lw with no reversing closer than 10 metres of facade;
Trolley Collection: 90dB(A)Lw with the collection no closer than 20 metres.
             - Compactor: 94 dB(A) Leq Sound power level,, located at 10metres from facade
         • Façade line of proposed residential development approximately 2 metres from loading dock
             boundary.
         • Assessed habitable space taken as a typical bedroom with a floor area of 9m2.
         • Typical façade/glazing area of typical bedroom – 3*2.7 metres.

Please note that these calculations and suggestions are only preliminary to indicate that with appropriate
façade acoustic design, it is possible to achieve indoor noise targets without the installation of noise barrier.
Thereby further assessment of façade is required during detailed design phase to ensure appropriate façade
treatments ensure that the proposed development achieves relevant noise targets such as those outlined in
Section 3.2, or as otherwise requested by the local Council.

5.2 TRAFFIC

Upon site inspection, traffic noise from Hofmann Drive was minimal during time of site visit. As it appears
that road expansions of Hofmann Drive connecting to Walter Hay Drive is possible, considerations to future
traffic impacts should be made. Future traffic flow information or predictions should be obtained and
observed in order to predict accurate traffic noise impacts. Adequate façade acoustic treatment must be
determined once this information is known.

In addition, traffic impacts were measured on Rene Street on the 27 th November 2019. Rene Street being
surrounded by commercial district is a busier road and thereby having more traffic activity. Noise level
recorded was Leq 63 dB(A),1hr,day. This level could be a potential indication of traffic impacts onto site as the
result of a Hofmann Road expansion, however, must be confirmed once the traffic flow data is known.
