RE: Response to Info Request – 215 David Low Way, Peregian Beach This assessment will determine the BAL to the facades of proposed buildings, including dwelling 10, to which corresponding construction safety standards will be applied. In the most extreme fire risk areas, measures required for new homes may include: • A concrete slab; • Exterior walls constructed of non-combustible materials such as brick veneer or concrete; • Non-combustible material on the roof, veranda or deck; • Sealed wall and roof joints to guard against ember attacks; • Shutters made from aluminium or other non-combustible material, or toughened glass for windows; • Door frames made from fire resistant timber, with a weather strip at the base; and • Metal rather than plastic external trimmings such as vents, guttering and down pipes. Research by the Cooperative Research Centre (CRC) for Bushfires has identified that fences constructed from timber often burn during a bushfire event and in the worst cases, may provide a fire path to the dwelling. Dwellings assessed as requiring BAL 29, BAL 40 construction or located within the flame zone should have fencing constructed from non-combustible materials (e.g. sheet metal or masonry) (NSW RFS 2017). With consideration of this research, a fence constructed of non-combustible material should be considered along the western boundary of dwelling 10. It is considered that the proposed development layout is generally compliant with the relevant requirements of the approved BMP (i.e. DFS Group 2015). The slight relaxation of the inner APZ width adjacent to proposed dwelling No. 10 is not considered to put future residents of the development at elevated risk during a bushfire emergency, provided all other aspects of the BMP are complied with (including a BAL assessment and implementation of associated construction standards). Item 25 Provide an appraisal of the Landscape Concept Plan with relation to the Bushfire Management Plan and asset protection zones. Response The preparation of JWA letter dated 16th December 2017 included an assessment/appraisal of the Landscape Concept Plan prepared by Mark Baldock Landscape Architect (Drawing No. 1611- LCP1, ISSUE A). Any amendment/revisions to this Plan will need to be assessed for compliance with the BMP. Ref: AM/Q15012/Lw3 JWA Pty Ltd 4
