The subject site has not operated as caravan/camper/RV park since 2010 and has subsequently been
approved for Short Term Accommodation and Retail/supermarket uses with the Peregian Village Market
operating on the site. The proposed development will therefore have no impact on campers and RV users
within Peregian and Noosa Shire.
2. The likely price point of both short stay accommodation and permanent resident housing as part of the
development and how this compares to the current pricing in the area.
Although price points are not indicative of an economic need and only somewhat related to economic
impact, the client provides the following as a potential indicator of price.
$150/night 1-bedroom hotel room
$175/night 1-bed apartment
$200/night 2-bed apartment
Camden Homes - $700-750k
Linear - $725-775k
Cube - $650-700k
‘The Oasis’ release within Noosa Springs lists 800m2 residential allotments from $695,000; and 2-bedroom
apartments resales within ‘The Fairways’ from $450,000; highlighting the comparable affordability of the
proposed development. Three bedroom apartments at Settler’s Cove in Noosa Heads are comparatively
priced from $1.55million, positioning the Essence of Peregian product.
“Domain” currently lists 17 four bedroom homes for sale in Peregian Beach, only 2 of which were priced
less than $700,000 (March 2017 listing).
The EIA has provided more detail particular to the commercial accommodation within Peregian Beach and
relative price points for the short term accommodation ranging from $110/night to $336/night. We also
note that a single night stay within a 1-bedroom self-contained apartment at Noosa Springs starts from
$339/night (March 2017) and $215/night mid week at the RACV Noosa Resort, indicative that there are
opportunities for the proposed short term accommodation to be priced and positioned differently in
attracting new target markets to the Peregian Beach and broader Noosa area.
