Therefore, it is considered that there is unlikely to be sufficient demand to support a large scale facility in
Peregian, however, boutique accommodation facilities will contribute to the role of Peregian as a visitor
destination without significantly impacting on existing accommodation facilities. More particularly, the
scale and boutique nature of the proposed development reflects the low density, informal village nature
of Peregian Beach and the Peregian Beach Village.

The potential to introduce facilities that offer short stay (1 to 2 nights) accommodation would also
differentiate from the longer stay, holiday home and apartment accommodation within Peregian and
contribute to the diversification of accommodation options to cater for visitors to Peregian.

      4. The appropriateness of this site for the planned development in relation to the possibility to provide the
development on other sites within the region.

The subject site is some 11,520m2 (1.15ha) and adjoins an existing retail centre, the Peregian Beach Hotel,
residential uses, and future community precinct development (Rufous St Precinct). Excluding the unique
locational features of the subject site, developable sites of over one hectare within Peregian and the
Eastern Beaches of Noosa are extremely limited. The site is partly zoned Semi-attached housing.
