For the Sunshine Coast LGA at the time of the 2011 Census (including Noosa Shire), some 28.7% of
dwellings included 4 bedrooms, and a further 42.2% were three bedrooms, and whilst more than 20% of
dwellings in Peregian Beach were two bedroom dwellings, only 17.6% of dwellings across the Sunshine
Coast LGA comprised two bedroom dwellings at the time of the Census.
The Need Analysis considered that there were limited opportunities for downsizing households to remain
within the Peregian Beach area. Again referencing “Domain”, we note that there are currently only 7 two
bedroom units available for sale and 1 three bedroom unit in Peregian Beach (March 2017 listings), with
limited opportunities to downsize maintenance and upkeep commitments and whilst maintaining a
Peregian Beach lifestyle.
In comparison, Domain currently lists 41 two bedroom units available for sale and 19 three bedroom units,
in Coolum Beach.
Concluding Comments
We maintain the opinion that there is economic and community need for the proposed Essence of Peregian Beach
and that there are no other sites that could accommodate the proposed development in meeting this need.
More particularly, the proposed development would cater to emerging and evolving tourism needs for the
Sunshine Coast and generate community and economic benefits for Peregian Beach and the Noosa community.
There is demand for choice in visitor accommodation with a focus on short stay/overnight stay facilities, however,
Peregian Beach’s commercial accommodation market represents a very small share of the overall Sunshine Coast
Tourism Region market, and demand is likely to continue to support boutique style and scale facilities in Peregian
Beach. The boutique nature of the short term accommodation facilities on site would create a point of difference
in the mix of overnight accommodation in Peregian, whilst maintaining the low-key Peregian Beach lifestyle.
Growth in the population of Peregian will generate ongoing demand for additional residential dwellings. The
proposed development of 26 permanent residential homes will contribute to the choice in housing for residents
seeking a Peregian lifestyle, the opportunity for residents to downsize but remain within the Peregian area, and
the opportunity for workers and business owners of the future Rufous Street Digital Hub to live and work within
Peregian.
I trust that this additional information meets your requirements at this stage. Please do not hesitate to contact
