The attached TABLE 1 provides a comparison of accommodation facilities within the SCTR since 2006,
reiterating the contention that there has been limited investment in tourist accommodation (as defined
by the ABS) within the Sunshine Coast with approximately 130 facilities of 15 rooms or more noted in the
region over this period. Recent increases (since 2014/15) in the surveyed quantum of facilities are
attributable to changes in the Survey methodology including facilities in previously unsurveyed areas and
smaller facilities (less than 15 rooms); rather than any significant investment in new facilities.

9. An assessment of the increased diversity of residential three and four bedroom dwellings to be provided
as part of the development in terms of the number of current and future three and four bedroom dwellings
in the immediate area, the wider Sunshine Coast or at other similar SA2s. The supply and demand of three
and four bedroom dwellings, including number of sales should be included.

FIGURE 2 outlines the comparative proportion of dwellings by number of bedrooms as at the 2011 Census.
The Peregian Beach locality has been defined to exclude Peregian Springs; resulting in a residential
development profile which more closely reflects the adjoining Coolum SA2. This is attributed to the large
quantum of new 4-bedroom dwellings within Peregian Springs relative to the mix of housing in Peregian
Beach. Similarly, the Bokarina SA2 demonstrated almost 57% of dwellings as three bedroom at the time
of the Census, and a further 28.5% as four bedroom dwellings.

   The 10 x 4-bedroom dwellings and 16 x 3-bedroom dwellings would represent just 1.2% of the available 3
and 4-bedroom dwellings recorded within the area at the time of the 2011 Census.
