Pace Planning has undertaken a preliminary review and recommends further consideration of the

following matters:

1. MCU condition 2 Note Sunset clause of 09/08/2032

2. MCU condition 22 - Service infrastructure. Confirm with the supporting consultants whether the two-metre boundary exclusion for “all mechanical equipment and other service infrastructure” creates any design constraints.

3. MCU condition 24 - amendment to MCU Condition 24 (solid type Fence) - A 2.0  meter high solid screen fence must be erected along the full length of the boundaries of a site where not a building. Amended to 1.8m high chainmesh fence. More practical for industrial use and fits in with the other existing development in the area.

MCU condition 29 - Waste Management Plan. Request deletion of this condition to accept the submitted and referenced plan (section 5 of decision notice) subject to correction of its document reference.

4. MCU condition 33 - Car parking. Coordinate removal of the caretaker's accommodation with the parking schedule. Subject to design confirmation, relabel the former caretaker space as general parking so the approved minimum of 126 spaces remains available.

5. MCU condition 36(b) - Bicycle parking. The condition presently prescribes 44 bicycle parking spaces that appears to be a typo and is not consistent with the 34 outlined in councils delegated report and planning scheme reference.

6. MCU condition 38(a) - Stormwater reference. Replace the unresolved reference to plan “XYZ” with the correct approved stormwater plan or report reference.

7. OPW condition 3 - Cross-references. Request correction of the references to conditions 3 and 5. The apparent intended references are MCU conditions 34 and 36 concerning signage, line marking, pedestrian movement and bicycle facilities.


Infrastructure Charges Notice


9. Infrastructure-charge stage allocations. The total approved GFA of 12,031 m2 is correct but the staged quantities do not align with the approved plans. The ICN also uses 17,119 m² impervious area compared with 17,134 m2 on the approved design (MCU) plan table.

10. Infrastructure credits. The ICN includes approximately $288,949 in equivalent road and pathway only contribution credits under approval 2005/2159. Available records should be reviewed for any further Council credit supported by the existing lot, previous lawful uses or historical headworks charges or infrastructure contributions. Water and sewer contributions or credits prior to c.2010 should be investigated with Noosa Council or separately with Unitywater following that (if relevant).

Please find attached amended drawings that include;

  *   Lot 1 caretakers residence changed to mezzanine. This allows us to functionally keep the articulation along Building A retaining the screening element that defines the entrance.
  *   Addition of feature cladding to building C to break up the northern elevation.

  *   Please note Building 1 is now 2394m2 GFA.
