Application Cover Letter - Operational Works - 85 Gympie Street, Tewantin
Project Ref: 250108 06 February 2025 Noosa Council Po Box 141 Tewantin QLD 4565 Development Application – Operational Works (Stormwater Infrastructure) Address: 85 Gympie Street and 61 Ward Street Tewantin Formal Land Reference: Lot 51 on SP260161 This correspondence forms part of a Development Application for Operational Works (Stormwater Infrastructure). This application is associated with the Dwelling House that was approved by Caloundra Building Approvals (Approval Reference – PC22/1292). Post approval, the stormwater arrangement associated with the dwelling has been altered with the dwelling proposing stormwater discharge to the south of the site, as opposed to the frontage. Figure 1 below shows that there is no stormwater infrastructure located within the rear of the site, with the closest infrastructure being along the southern side boundary of Lot 48 on RP28717. In order to facilitate a lawful point of stormwater discharge, the development proposes to pipe stormwater through adjacent Lots 48 and 49 on RP28717, connecting to the existing stormwater main located within Lot 48 on RP28717. In support of this arrangement an Operational Works Stormwater Plan has been prepared by Lindsay Consulting (Attachment 1), which demonstrates the proposed arrangement. As per the Stormwater Plan (Attachment 1), the development includes a 2,000Lt detention tank to ensure that the development does not result in an increase in stormwater flows discharging to Council’s Stormwater Infrastructure. Figure 2 Extract of Stormwater Management Plan (Source: Lindsay Consulting) As per the Stormwater Plan (Attachment 1) and Figure 2 above, the development proposes a 1.5m wide easement over the stormwater infrastructure. Based on available information, it is understood that conversations have been held with Noosa Council’s Coordinator of Engineering, Marc Lewis, with the landholder of Lots 48 and 49 on RP28717 seeking that a maximum 1.5m wide inter allotment drainage easement is provided. Under Planning Scheme Policy 6 ‘Engineering Design Standards’, ‘Section ‘SC6.7.5 – Specific Design and Construction Requirements, Element (m) – Allotment Drainage’, detail is provided in relation to the minimum requirements for inter allotment drainage. An extract of this section is provided below that relates to minimum easement widths.

‘Where allotments cannot drain to the street frontage, an allotment interlot drainage system shall be provided that outlets to the existing or proposed underground stormwater network. Each property serviced by an interlot drain shall be provided with a grated inlet structure at the lowest point on the rear boundary and an easement minimum 1.5 metres width connection for the future house roof runoff’. The proposed Stormwater Plan (Attachment 1) meets this requirement, as well as all other criteria contained under element (m) ‘Allotment Drainage’, with a minimum pipe gradient of 1% and therefore should be supported by Council without variation. We look forward to working with Council throughout the application process. Should you have any questions regarding the application please contact our office.
