Appendix F - Bushfire Hazard Assessment and Managment Report
Bushfire Report

4.5 Probable Direction of Bushfire Attack
The anticipated directions of bushfire threat to the proposed development are
expected to originate from any direction, primarily in areas classified as having
medium, high and very high bushfire hazard levels from downslope vegetations.
4.6 Radiant Heat Flux Modelling
The radiant heat exposure outcome for residential development, as outlined in the
SPP Bushfire Prone Area Code under the Natural Hazards, Risk and Resilience –
State Planning Policy State Interest guidance material (DSDMIP 2019), requires that
radiant heat flux does not exceed 29 kW/m².
All proposed lots contain sufficient building area for a new Class 1a dwelling to
achieve a radiant heat flux of no more than 29 kW/m².
As illustrated in Figure 4-1, sufficient building area is available on proposed Lot 5 for
the construction of a Class 1a dwelling. Compliance with the ≤29 kW/m² radiant heat
flux criterion can be achieved through a setback of approximately 17.2 m from the
classified bushfire hazard vegetation to the east and 12.5 m from hazard grassland.
