Appendix F - Bushfire Hazard Assessment and Managment Report
Bushfire Report
For Lot 1, Lot 2, Lot 3 and Lot 4, compliance with the ≤29 kW/m² radiant heat flux
criterion can be achieved through a minimum setback of 12.5 m from hazard
grassland.
4.7 Building Envelope and Asset Protection Zone
An Asset Protection Zone (APZ) will need to be established and maintained on each
lot to ensure adequate separation from hazardous vegetation.
For Lot 5, the designed APZ will have a radius of 25 m around the proposed
building(s) as minimum, consisting of a 10 m for the Inner Protection Area and a
further 15 m for the Outer Protection Area.
For Lot 1, Lot 2, Lot 3 and Lot 4, will be 10 m for the inner Protection Area and a
further 10m for the Outer Protection Area.
All distance measurements for the APZ should be taken as horizontal distances.
Management strategies within the APZ will ensure that vegetation or other structures
proposed do not increase the overall potential fuel load. The Bushfire Management
Plan will detail these requirements comprehensively.
In the remaining areas on each lot, the client should continue to maintain the current
vegetation management practices. Unmanaged vegetation will increase the bushfire
risk.
To assist in managing the impacts of bushfires in Queensland, the Queensland
Government has developed guidelines aimed at enhancing the resilience of both
new and existing homes. These guidelines provide practical, site-specific
recommendations on building design and landscaping measures to improve bushfire
resilience.
It is recommended that the client refer to and apply these guidelines to strengthen
the bushfire resilience of the dwelling.

4.8 Bushfire Attack Level and Construction Requirements
For building approval on new lot, a bushfire report to determine the accurate BAL will
be requested where the location of the building location is decided.
It is recommended that the new building be located at the BAL-19 area or lower
where possible.
