         The majority of the property is densely vegetated and largely undeveloped, with the exception
         of the previously cleared area in the centre of the site. Historically the site was subject to logging
         and extractive industry however this no longer occurs within the property. Mature vegetation is
         present in close proximity to the previously cleared area and the balance of the property
         predominantly supports mapped remnant vegetation or high value regrowth.

         The geology in the locality of the development site comprises Kin Kin beds, summarised as
         middle Triassic stratified, strongly cleaved and commonly kinked mudstone with thin siltstone
         laminae; minor volcanilithic sandstone. The Atlas of Australian Soils mapping shows the property
         as mapping unit Mf7, generally described as yellow smooth-ped earths with Dermosol soils the
         dominant soil type.

         No water and sewer infrastructure is present within or immediately adjoining the property.
         Neighbouring residential dwellings are independent of trunk water and reticulated sewage
         infrastructure and utilise rainwater tanks and on-site wastewater treatment and disposal
         systems.

         Noosa Plan 2020 overlay mapping shows that the site is subject to the Biodiversity, waterways
         and wetlands overlay, comprising MSES environmental values, areas of biodiversity significance,
         waterways, MSES regulated vegetation intersecting a watercourse and riparian buffer area (refer
         to Figure 3 and Figure 4). The area historically used for extractive industry is not affected by the
         overlay mapping.
