The proposed residence and the large shed adjacent is largely confined to the central ridgeline
that has previously been subject to clearing activities and is not affected by the Biodiversity,
waterways and wetlands overlay. The clearing impact area supporting the development will
extend into vegetated areas subject to Council’s Biodiversity, waterways and wetlands overlay,
but remaining outside the riparian buffer area.
1.3 PROPOSED DEVELOPMENT
The development includes a residential dwelling house in addition to two sheds proposed to
service the rural property. The dwelling house will occupy a footprint of 405.13m2, whilst the
sheds will occupy footprints of 35.5m x 20m and 18m x 9m respectively (refer to Figure 5). The
proposed dwelling and the larger shed are located within previously cleared areas associated with
the central ridgeline and either side of an existing shed, whilst the smaller shed is located in the
north of the lot within a vegetated area adjacent to the existing access track.
The proposed dwelling house is a single-story structure comprising four bedrooms, living areas,
a garage, porch and a veranda. The living area excluding the garage, porch and veranda equates
to an area of 197.19m2. Two rainwater tanks are proposed to be located on the western side of
the building to service the dwelling for water supply. Existing internal access tracks from Louis
Bazzo Drive will be utilised and a new turnaround area will be constructed within the dwelling
pad as part of the driveway (refer to Figure 6). The driveway fronting Louis Bazzo Drive will
achieve a minimum width of 3m to provide safe vehicular access. Design plans have been
provided as Appendix A.
