OPW14/0353 response to information request
Subject: OPW14/0353 information request 24 November 2014 From: Lex Toth Date: 2015-01-05T06:10:23+00:00 To: Mark Lewis Mark, Now that we have received and examined the higher order REC14/ 008 and 009 we offer our response on behalf of our client to the information requested in your letter. Item 1 below is our response to ensure plans are in accordance with the higher order approval: · REC14/0008 condition 11 lot 15 states that the boundary is to be outside Noosa Riparian buffer boundary. Max Watterson and Associates has provided a new survey boundary for lot 15 to suit and we have incorporated it into our OPW plan 61b and altered the services to suit on plans 74B. The rehabilitation plans 89B has been amended to reflect the slight change in riparian boundary. · REC14/0008 condition 12F and REC14/0009 condition 11f state one street tree with a minimum pot size of 100 litres be planted within the road reserve for every 8 meters of road frontage. We wish to point out that this requirement is in conflict with the landscape code (The landscape code S23.1 requires a min of 1 street tree is to be provided per lot or every 8m of frontage whichever is the greater. In the past approvals the spacing was one per lot). and the landscape policy (Planning scheme policy 03 requires a minimum of (45 litre) and 75 litre size for prominent areas). However as this approval has been delayed for a long period already therefore we have complied with the condition as much as practicable. Refer to attached amended plans 86B, 87B and 88B. We have placed two 100 litre trees and a shrub in the middle of each lot frontage except where it is impossible due to the sewer main location around the cul-de-sac head. This is a new requirement from UW to put the sewer in the road reserve. We also cannot place trees within 1.5m from the sewer. Other services and possible future driveways with site lines adjacent common boundaries are also restrictions. · Rec14/0009 and Rec 14/0008 condition 17. The plans 60B-64B & 66B -72B show the new 2m wide footpath alignment at a offset of 1.5 from nom kerb to path edge. We have reduced the offset from the nom kerb to footpath edge to 1.2m within the existing road boundary due to the need to keep footpath fill outside existing lots. We further reduced the footpath offset to 1m at Ch 40 to 44 where no landscaping or driveway is required due to the need to keep the footpath fill outside the existing lots. · Rec14/0009 and Rec 14/0008 condition 19. The plans 75B and 88B show the existing interlot drain from lots 5-7 being redirected to the new Bio basin. Item 2 below is our response to submit plans showing changes to existing Interlot drains to the read of lots fronting Cordwood Drive: · Plans 75B and 77B are attached which show the lowering of the stormwater pipe to suit minimum road cover and to clear existing services in Masonry Street. · Note the owner is in the process of obtaining the letters of consent from owners of the properties affected by the changes. Item 3 is addressed in item 1 we attached plans showing the existing interlot drains diverted to the Bio Basin. We also attach access consent from the owner of 13 Wilgee Court to construct the sewer connection and interlot drainage connection.
