Dear Sir,

Re: Development Application for Reconfiguration of a Lot — 1 Lot into 18 Lots
Lot 3 on RP113733

2 Pearsons Road, Cooroy
Applicant: Vantralia Pty Ltd

| refer to the above-mentioned matter and your letter of Further Advice dated 18"
December 2020 and | respectfully supply the following information:

Issue 1 Infrastructure in Riparian Buffer

The proposed stormwater treatment system of the development includes the
Bioretention Basin located within the Park, three bio pods in the road reserve and
three tree pits in the road reserve.

The proposed Bioretention Basin has been re-located to minimize impact upon the
mapped riparian buffer area and MSES Category R vegetation. Please find an
amended Master Plan of the development prepared by Callaghan & Toth showing
the new location of the water quality device, the outlet and footpath.

The new location of the Bioretention Basin is adjacent and 2 metres off the north-
eastern boundary of Lot 17.

Issue 2 Bioretention Outlet

The aforesaid Master Plan also shows details of the piping of the outlet of the lowflow
from the basin. The piping is proposed to end short of the creek within the riparian
buffer area and in a low existing swale along the northern boundary.

Issue 3 Maintenance of the eco aid system

The eco aid underground detention system has been replaced by the above-
described detention basin and the inclusion of an enlarged stormwater pipe to
increase detention.
