Figure 5 identifies the assets and the relevant value of each condition. The significance of the above
graph is that there is a very low value of assets in a poor condition and a very high value of our
assets in a very good condition. Those assets that have been identified as condition 4 & 5 will be
identified for renewal in the 10-year Capital Works Program.

Figure 6 identifies the modelled condition and the value of the building and facilities components that
have not had a physical condition. The significance of the graph below is that value of these assets
is very low in comparison to the majority of assets with a physical condition. and that the fit-out
component is our oldest asset component with the highest units in condition 4 with a value at $807k.
The current condition is based on the remaining life of the asset. It is recommended to reconcile this
asset information and undertake physical condition inspections to develop a suitable renewal
program for these assets. The development of these renewal programs for each asset class is
essential in further improving the 10-year Capital Works Program.

4.4 Buildings and Facilities Operations & Maintenance Plan
Operational and maintenance activities are fundamental for the ongoing management of the
buildings and facilities; it is considered an investment rather than a liability. The buildings and
facilities assets rely on operational and maintenance costs for the serviceability of the assets
identified in this plan. These activities are a significant annual investment that directly influence the
potential for buildings and facilities assets to reach their intended service life. The ongoing
development of asset knowledge through asset inspections, improved maintenance activities,
subsequent defect monitoring and repairs are fundamental in developing sustainable intervention
levels for renewals and replacement of buildings and facilities assets.
