DANYA COOK TOWN PLANNING
It is acknowledged that Unit 4, featuring two (2) bedrooms and a GFA of 115m2, requires two (2) car spaces, however, as this unit is
existing, and the proposed new unit, Unit 5, is provided with compliant car parking, with compliant visitor spaces achieved on-site,
we seek a relaxation from Council in this instance, considering Unit 4 is existing and is currently only serviced by one (1) designated
car space. This was previously discussed and supported at the formal Pre-Lodgement Meeting with Council.
ENGINEERING
Issue
Council has some concerns with the proposed reconfiguration of the external carparking area and the submitted vehicle manoeuvring
paths.
The proposed layout removes the existing bin storage area, but the plans do not indicate where it is to be relocated.
The width of car space No 4 does not comply with AS/NZS2890.1:2004 due to the adjacent wall.
The layout does not appear to provide sufficient space between car space number one (1) and the adjacent storage and stairs.
The vehicle manoeuvring plans do not indicate the vehicle type or indicate the door openings and returns on the garages.
Information Required
Item 3
3. Indicate on the plans the location for the proposed bin storage area. The area must be of sufficient size to cater for the bins
from the existing units and the proposed additional unit. Please note the bin storage and bin arrangements must be in
accordance with The Noosa Plan 2020 – Waste Management Code and PSP 9 – Waste Management.
Applicant’s Response
In response to Item 3 of Council’s Information Request, the amended Design Plans included at Appendix A, indicate the location of
the proposed bin storage area, located immediately to the south of the new driveway. The bin storage area will comply with Table
SC6. 10. 5 1 Minimum Service Levels, as noted on the Design Plans.
Item 4
4. Amend the carparking layout to ensure that all spaces are in accordance with AS/NZS2890.1:2004 (user class 1A).
Applicant’s Response
In response to Item 4 of Council’s Information Request, please refer to the supplementary Engineering Plans prepared by Rienmac
Pty Ltd included at Appendix B, which demonstrates that the car parking layout addresses AS/NZS2890.1:2004 (user class 1A).
Item 5
5. Provide amended plans that provide sufficient space between car space number 1 and the adjacent storage and stairs or
alternately provide justification for the submitted layout.
Applicant’s Response
In response to Item 5 of Council’s Information Request, with respect to Car Space 1, a 2600mm wide space is provided. There is now
sufficient space between car space number 1 and the adjacent storage. The size of this car park has not been amended; however,
the full width is now provided which is compliant.
Item 6
6. Indicate the garage door openings on the vehicle manoeuvring plan and the vehicle manoeuvring plans must be for a B99 vehicle
as described in AS/NZS2890.1:2004.
