2.3. Surrounding Land Uses
The site adjoins multiple residential dwelling units to the south and west. Detached houses are
located to the east and southeast. The Noosa Homemaker Centre showrooms and mixed
commercial uses are located across Gibson Road to the northeast. The Villa, Noosa Village
Shopping Centre and Gibson Road showrooms are to the northeast. Noosa Waters Estate is
south of the site.
3.   ASSESSMENT
3.1. Instruments for Statutory Assessment
Under the Sustainable Planning Act 2009 the application must be assessed against each
statutory planning instrument to the extent they are relevant to the development, including:
    the State Planning Policy;
   the South East Queensland Regional Plan;
   State Planning Regulatory Provisions;
   any Preliminary Approval Overriding the Planning Scheme for the land; and
    the Planning Scheme for the local government area;
Of these, the statutory planning instruments relevant to this application are discussed in the
sections that follow.
