1.0 PREAMBLE
With reference to the above development application, we hereby provide a response to Council’s Information Request, dated 21
April 2021, by the extended due date, being 21 October 2021, pursuant to Section 13.1 of the Development Assessment Rules made
under Section 68 of the Planning Act 2016.
2.0 INFORMATION REQUESTED
Item 1 – Service Connections
Issue:
Council has concerns with how the service connections will be provided to the lots. It is expected that Lot 201 will utilise the existing
connections (in accordance with the service authorities’ requirements), but it is unclear how Lots 401 and 402 will be connected to
urban services.
Information Required:
1. Provided additional detail on how Lots 201, 401 and 402 will be connected to the urban services (water, sewer, electricity
and telecommunications).
Applicant’s Response
In response to Item 1 of Council’s Information Request, please refer to the Sewer and Water Services Reticulation Plan prepared by
Blackall Range Consulting Engineer included at Appendix A, which provides details of urban service connections; specifically proposed
Lot 401 and Lot 402, as proposed Lot 201 will utilise the existing connections currently available to this property.
Item 2 – Stormwater
Issue:
No detail has been provided to demonstrate how stormwater runoff from the lots will be collected, conveyed and discharged.

Information Required:
2. Provide detail on how stormwater runoff from the lots will be collected, conveyed and discharged. The detail and plans
must be prepared by a Registered Professional Engineer of Queensland (RPEQ) and indicate any necessary easements.
Applicant’s Response
In response to Item 2 of Council’s Information Request, please refer to the Stormwater Layout Plan prepared by Blackall Range
Consulting Engineer included at Appendix A, which demonstrates how stormwater runoff from proposed Lot 401 and Lot 402 will be
collected, conveyed and discharged. It is advised that stormwater associated with Lot 201 will continue to be collected, conveyed
and discharged to Ward Street.
Items 3 – 5 – Access
Issue:
Council has concerns with the functionality of the proposed access and access easement for Lots 401 and 402. The access easement
is lengthy (approximately 60m) and has a bend which impedes sight lines.
Information Required:
3. Indicate if the proposed vehicle access to Lot 401 will be from the access driveway.
Applicant’s Response
In response to Item 3 of Council’s Information Request, as demonstrated by the Plan of Development, Plan of Proposed Subdivision
included at Appendix B, the vehicle access to proposed Lot 401 is via the access driveway shared with proposed Lot 402.
4. Given the length and shape of the access driveway Council considers that vehicles must be able to travel in a forward gear.
In this regard provide an indicative house design for Lot 402 that includes a manoeuvring area for a B99 vehicle within the
lot.
Applicant’s Response
In response to Item 4 of Council’s Information Request, please refer to the Design Plans prepared by Graham Green Design Drafting
included at Appendix C, which provides indicative house designs for both Lot 401 and Lot 402.
5. Provide a preliminary engineering design of the access driveway. The design must be prepared by a Registered Professional
Engineer of Queensland (RPEQ) and:
a. extend from the existing formation in Hay Street to the common boundary of Lots 401 and 402, and
b. include any necessary passing opportunities at the entrance to the site or along the access driveway.
Applicant’s Response
In response to Item 5 of Council’s Information Request, please refer to the Preliminary Engineering Plans prepared by Blackall Range
Consulting Engineer included at Appendix A, which provides preliminary engineering design of the access driveway extending in from
the existing formation in Hay Street to the common boundary of proposed Lot 401 and Lot 402 and includes a passing opportunity
along the access driveway.
Item 6 – Existing Improvements within Lot 201
Issue:
The submitted material does not provide any detail on existing improvements within Lot 201 that need to be relocated/removed due
to the new boundary alignment.

6. Provide detail on any existing improvements/services in the relevant part of the site and include setback distances to any
structures to be retained.
Applicant’s Response
In response to Item 6 of Council’s Information Request, as indicated on the Plan of Development, Plan of Proposed Subdivision
included at Appendix B, all on-site structures and improvements associated within proposed Lot 201 will remain; alterations and / or
modifications will not be undertaken. Indicative boundary setbacks are also detailed on the Plan of Development, however, as the
structures and improvements are existing, setbacks will not be altered or impacted.
Furthermore, as demonstrated by the Preliminary Engineering Drawings included at Appendix A, services associated with proposed
Lot 201 will not be altered or impacted to facilitate the proposed reconfiguration of lots.
3.0 SUMMARY

information requested and ask that Council proceed with the assessment of the development application. We trust Council will issue
