                      Site Cover
               3.     Site cover must not exceed 40% measured in accordance with the Noosa Plan 2020.
                      Currency Period
               4.     This development approval lapses if the use has not happened by 11 June 2027, unless an
                      application to extend the currency period is approved by Council.
                      Building Height
               5.     The maximum height of the development must not exceed 8 metres above the natural ground
                      level and 2 storeys.
               6.     Certification must be submitted to Council from a Licensed Surveyor which certifies that the
                      building does not exceed the maximum height requirement of this Decision Notice.
                      Fill
               7.     Fill within the front setback must batter down to NGL as shown on the approved northern
                      elevation drawing 10 dated 7/5/2021.
                      Performance Bond
               8.     Security in the form of a cash bond or trading bank guarantee to the sum of $30,000 must
                      be submitted to Council, to secure performance of all conditions of this approval, prior to pre-
                      start meeting. The cash bond or trading bank guarantee will be returned on performance of
                      the conditions of approval less any costs incurred by Council in respect of enforcing
                      performance of this permit. Council reserves the right to call upon the bond or guaranteed
                      sum to effect compliance with conditions.
