3. CONSULTATION
3.1. Referral Agencies

The Department is a referral agency for building work on a premises completely or partly seaward
of a coastal building line.
The Department has responded advising that development is to be carried out in accordance with
the approved plans and that erosion and sediment control measures are to be installed and
maintained to prevent the release of sediment to tidal waters.

4. CONCLUSION & REASONS FOR DECISION
This application relates to the development of a dwelling located in the Coastal Protection and
Scenic Amenity Overlay, Landslide Hazard Overlay and subject to a coastal building line. The
application material includes a geotechnical investigation and a coastal hazard assessment that
have been reviewed by external geotechnical and hydraulic engineering consultants. The
proposed development seeks to vary provisions within the Noosa Plan 2020 in relation to site
cover, height, the inclusion of a rooftop terrace and building beyond the coastal building line.
The proposal is recommended for refusal due to non-compliance with site cover and height
requirements of the Noosa Plan 2020 as well as the potential impacts of the proposed rooftop
terrace to the neighbouring properties and the immediate surrounding area.
