Log in to see the plans as drawn Candidate A: Sports Reserve, Lot 300 on SP140491, Louis Sazzo Drive, Soreen Point.
Candidate A investigated the erection of a 30 m monopole on 6.8ha parcel of land within
the ’Soreen Point, Kin Kin & Cootharaba Locality Open Space and Recreation Zone’
-
under the Noosa Plan 2009. The property is owned by the Department of Natural
Resources and Mines and is currently used as a sporting and recreational reserve.
A 30 m monopole in the location of Candidate A would provide adequate coverage to the
targeted localities throughout Soreen Point, however would be located in close proximity to
multiple residential dwellings and land zoned for ~Detached Housing’. Additionally the
location of the facility in close proximity to the main residential area of Screen Point has
the potential to create adverse visual impacts.
Pursuing this candidate was deemed unnecessary given that Candidate. B provided a
more appropriate option in terms of achieving NSN’s c verage objectives, as well as
providiOg more appropriate :visual screening benefits. Furthermore, the land owners were
unwilling to agree to commercial terms to enable the development. For these reasons
.
Candidate A was discounted.
Candidate B: Private Property, Lot 2 on RP126723, 153 Lake Flat Road, Soreen Point.
Candidate B relates to the current proposal and comprises the erection of a :new 30 m
monopole on land within the. ’Soreen Point, Kin Kin & Cootharaba Locality _:. Rural Zon~’
under the Noosa Plan 2009. The 106ha property. is predominantly used as a pine tree
: plantation and also contains an ancillary shed in the centre of the site.
The locality surrounding the site is characterised by agricultural land uses, heavily
vegetated areas associated rural. dwellings.’ Candidate B has been sited an
and
appropriate separation .distance from env’ironmental and,c mmunity sensitive locations, as
it is has been setback more than 240 m from the closest .residential dwelling and located, .
within proximity to only th’ree (3) residential’dwellings’ within ’a 500 m radius.: .The~e
setbacks in coojunction with the natural veget tion on site will’ assist with visaally
:integr.ating the m nopole within its surroundings and reducing the visual’ dominance of the
structure:
;,.
This site was determined to be the most appropriate location for the current facility as it is
.
able’ to achieve NSN Co’s’ cove~age objectives for the Soreen Point locality, ’whilst
maximi~ing physical sep~ratiordrom commu~ity and environrn~,ntally sensitive locations.
,Thus mi’nimising the potential impacts a$5,9ci ted with the proposal. For these reasons,
: Candidate B was considered the most viable option and has b~en se,lected as the prime
. .
candidate.
Candidate C: Private Property, Lot2 on RP186787, 25 Lak
.
Flat Road, Soreen Point.
.
,
Candidate C investigated the erection of a 30 m monopole on a 1.3ha parcel of land within
the ’S’oreen Point, Kin Kin & Cootharaba Lbtality -, Rural Zone’ under the Noosa Plan
,
2009. The property is he vily vegetated’ and does not cont in any eXisting structures.
~
A 30 m mon pole in the location of Candidate. C would provide adequate coverage to the
targeted localities throughout Soreen Point, however would be located in close proximity to
multiple residental -dwellings and land zoned for ’Detached Housing’. Additionally
vegetation removal would be required and a facility in this, area adjacent to Lake Flat Road
and in close proximity to the main residential area of Soreen Point has the potential to
create adverse visual impacts.
