Considering the factors identified above, Candjdate B was ranked as the preferred location
for the facility as the site is able to meet NBN’s target coverage objectives, whilst
maximising physical separation from surrounding rural-residential properties and
minimising potential visual amenity impacts. In summary, the site is considered to be the
best solution of the three candidates considered because:
The site is appropriately located within a rural area which is characterised by large
farming properties, heavily vegetated hinterland areas and large rural-residential
allotments;
. The proposed location provides an adequate separation distance from community
s,ensitive land uses and is setback more than 240 m from the closest residential
dwelling and located within proximity to only three (3)residential dwellings within a
500 m radius;
. The facility has been appropriately located on a highly modified subject site
predominantly used for forestry and logging purposes and containing similar
electrical infrastructure such as the energex electricity network which runs from
north to sduth through the property;
. The proposed facility is located a sufficient buffer distance from environmentally
sensitive locations (approximately 200 m from Lake Cootharaba) an no vegetation
removal will be required;
. The location provides line of sight to other planned sites in the NBN wireless
network specifically Boreen Point North; and
. The siting of a Telecommunication Facility on this site will meet coverage
objectives for the area, whilst minimising visual impact given the presence of
mature vegetation surrounding the site which will assist with visually integrating the
monopole within its surroundings and reducing the visual dominance of the
structure.
