Below is our responses to the items raised in the above correspondence. Item 1 Issue: Condition 72 of the higher order approval requires a Stormwater Management Construction and Maintenance Plan (SMCMP) to be approved by the Council’s CEO or delegated officer prior to issue of any Operational Works Approval. This must be provided prior to issue of an Operational Works Approval. Response: The SMCMP addresses the ultimate water quality treatment devices. The WSUD is being undertaken with the roadworks and drainage design and will be provided for the Roadworks and Drainage OPW application. We respectfully request that the SMCMP be conditioned to be provided to Noosa Council with the Roadworks and Drainage OPW application. Item 2 Issue: Condition 90 of the higher order approval requires plans detailing the methods of controlling erosion and sediment to be submitted to the Council for approval prior to obtaining a Development Permit for Operational Works. The provided Erosion and Sediment Control Plans are not reflective of the Approved Staging Plan, do not indicate how Specific Outcomes O01 and O2 of the Noosa Plan Erosion and Sediment Control Code will be achieved with the proposed cut to fill strategy and do not provide sufficient information to demonstrate how compliance with the State Policy for Water Quality is possible. Response: Amended Erosion and Sediment control plans have been attached a) The construction sequence/staging has been detailed on Calibre drawing 15-001261-113. The stabilisation of the defined Future Aged Care Development (Shown as Stage 1B on approved plan CO-000-2014 Sheet 02 of 02, dated 02/02/15), will occur immediately after respreading of the topsoil. Our Client is proposing to commence building works of the retirement village building in stage 1A and 2 within 2 months of completion of the bulk earthworks and civil works. Stage 3 would be topsoiled and stabilised, if building works have not commence within 12 months of completion of stage 1A civil works. callbreconsulting.co
