« The existing vegetated swale has been formalised as a 5 metre wide vegetated swale along the existing depression. The re-vegetation of the swale will be similar to the treatment of the gully located to the east of the site completed as a part of Stage 3 of the Erindale development. e Three indented car parks have been added to the works plans to compensate for the location of the bio pods in the foot[path. * The location of proposed driveway locations have been shown on the plan to permit the bio pods located along the footpath. It is proposed that the driveways are not constructed as a part of the Works of the development; however a property notation is created for each affected that stipulates the location of the driveway to serve the Lot. The deferral of the construction of the driveway until the construction of a dwelling will enhance the likelihood of the lack of damage of the driveway during dwelling construction and will permit individual owners to stipulate the surface of the driveway to accord with the driveway from the boundary to the house. Kerb adapters have been shown on the plans. ¢ Street tree locations have been added to the Plan. The proposed levels along the road have been amended to suit the drainage to the bio pods. ¢ The finished levels of Lots 14 and 15 have been amended sightly to suit the drainage of the Lots to the bio-basins. ¢ The underground stormwater drainage system has been altered to suit the locations of the bio pods and the outlet to the swale. e The footpath has been altered to run along the frontage of Lots 14 and 15 to’ permit the bio pods being located on the uphill side of the road. Integrated Water Management Plan Please find attached an amended Integrated Water Management Plan of the development prepared by Callaghan & Toth (in Appendix C). The Plan concludes that the proposed development can be treated by a stormwater management train consisting of a Bioretention basin and 4 roadside bio pods. Flood Assessment Report Please find attached an amended Flood Assessment Report of the development prepared by Callaghan & Toth (in Appendix D). The Report concludes that the proposed iots of the development will be adequately flood immune; even with a 20% impost upon the design to allow for the impact of future climate change. The proposed stormwater detention facilities are located outside of the Year 2100 1% AEP flood extent and the detention facilities provide sufficient volume for non- worsening of the peak 1-year discharge to the downstream waterway.
