1.0 INTRODUCTION

Pace Planning has been engaged by Alba Projects Pty Ltd (proponent) to provide an
ecological assessment for the proposed development at 11¢ Church St Pomona, Queensland
(site). The assessment is intended to inform the application seeking approval for a
development permit for Material Change of Use (MCU). The MCU application includes 20
multiple dwelling units and associated infrastructure, including approved access, car parking,
communal open space, and community gardens. This report should be read in conjunction

with the development application documents and supporting consultant reports and plans.

1.1 OBJECTIVES

This report details an ecological assessment for an application that proposes development on
a site identified to contain an ecologically important area. The ecological assessment objective
is to describe the site’s ecological value, categorise potential development impacts, outline
proposal to enhance environmental connectivity, and identify development mitigation
strategies if required and to address the Noosa Biodiversity, Waterways and Wetlands Overlay

code for compliance for the development application.
