It is noted that a single car park is located adjacent to the property boundary. When
occupied, motorists will need to exercise caution to sight oncoming vehicles which is not
uncommon at access points with street parking adjacent to access driveways. We note
that there is sufficient width available for vehicle to nudge forward to observe any
westbound traffic.
A bollard surrounded by kerbing and line marking will be installed to provide guidance to
an entering vehicle, to ensure a motorist does not turn through the car park when
unoccupied.
Item 5:
The proposed geometry of the internal carpark intersection, where the ramp to/from
ground level interacts with the basement parking level, has been altered to improve the
sight line from the driver of a vehicle coming down from the ground staff only car park
level and attempting to exit the car park. Line marking will be installed similar to a
modified priority T-intersection to allow visiting patrons ‘right of way’, as illustrated in the
enclosed layout plans.
In regards to an assessment of visitor parking demand, the current 135 car and 20
motorcycle visitor parking spaces provides parking on average for 7 visitors per tenancy
at any time. Due to the duration of stay, and likely limited practitioners per tenancy, it is
our view that this is sufficient provisions of parking for the proposed use.
It should be noted that the proposed parking provide sufficient car parking to
accommodate the number and type of vehicles likely to be generated by the uses on the
site as per Council’s requirements as outlined in previous documentation.
Item 13:
The proposed new loading zones adjacent to the building have been widened to 3.5m as
requested to accommodate delivery vehicles. The loading zone on the northern
boundary will be for ‘patient drop off only’ and signed accordingly.
Yours faithfully
