GPC 6 Conclusion This planning report has been prepared by Gaskell Planning Consultants on behalf of Cassandra Sun and Ching Yuen Sun. This application is for a development permit for a material change of use for a dual occupancy and is made over land at 13 Eumundi Noosa Road, Noosaville QLD 4566 and described as Lot 1 on RP79817. In summary, the proposed development involves the removal of an existing dwelling house on the subject land in order to facilitate the construction of a new two (2) storey dual occupancy. The proposed development has been assessed against the relevant Noosa Plan 2020 provisions and is demonstrated to: • Provide a residential density reflective of the amenity, form and character of the area • Protect the privacy and amenity of adjoining residents through appropriate building separation, screening and setbacks • Achieve private open space, deep planting and boundary landscaping which positively contributes to the immediate streetscape and interfaces with neighbouring properties • Provide on-site parking which does not negatively impact on residents or the amenity of adjoining streetscapes • Achieve the minimum habitable flood levels. The proposed development is compatible with the adjoining and nearby surrounding development and provides diversity in housing types and sizes within the locality. The proposed development meets all the relevant assessment benchmarks and is recommended for Council’s approval at its earliest convenience.
