The proposal generally complies with Planning Scheme requirements except in
relation to the setback to the front boundary and the maximum length of a wall.

Building Setbacks — Division 16 Specific Outcome 08

The proposal does not comply with the standard front setback for Multiple Housing
Type 2 — Duplex; as it includes a setback of 3.75 to the Tewantin Road frontage.
This is the current situation as the development utilizes the existing dwelling. It is
considered that the setback is suitable as it is a non-worsening of the current

situation.

Built Form - Division 18 Specific Outcome 037
The proposal does not comply with the requirement of a maximum wall length of
15m; as the rear wall of the rear dwelling is 15.89m long.

It is considered that as the wall is not part of the streetscape and it is partly obscured
by a retaining wall that it will have little effect upon the visual amenity of the local

area.
