Noosa Boasthed Response to Information Request v2
Issue: Eastern boundary landscaping
The submitted material refers to a reduced setback on the eastern side of the proposed shed
relative to the boundary of Lot 157 on SP143417. The proposal plans and landscaping plans
submitted indicate a hedge consisting of Tristaniopsis laurina ‘Burgundy Blush’ and Melastoma
affine located along the eastern boundary. The applicant needs to demonstrate that sufficient
space is available for the hedge to be established and maintained within the site boundaries.
2. Provide a detailed feature survey plan prepared by a licensed surveyor showing the
existing site features on Lot 157 on SP143417 and within 5 metres of the common
boundary of Lot 157 and Lot 131 and overlaid with the location of the proposed shed,
the site boundary and setback distances measured perpendicular to site boundaries to
the proposed building. The detail feature plan should also include the location of the
metal fence proposed on the eastern side of the shed relative to existing features.
Response:
The Detailed Feature Survey Plan (Attachment A) illustrates the location of the proposed
shed, site boundaries and setback distances. The plan demonstrates that although the setback
of the current boatshed from the eastern boundary (at approximately 2.3m) is slightly less
than the acceptable outcome (3m), there is sufficient space available to establish and maintain
the proposed fence and landscape hedge within the site boundaries as detailed within the
landscape concept plan lodged as part of the development application.
Issue - calculation of infrastructure charges
Insufficient dimensions and areas are provided to enable a calculation of infrastructure charges
credits and/ or demand for the pre-2017 site conditions and the current proposal including the
new shed.
3. Provide areas for the following, backed up by sufficient dimensions on the proposal
plans that demonstrate and verify:
a. GFA and impervious area on Lot 157 immediately prior to the demolition of the
2010 boatshed; and
b. GFA and impervious area on Lot 157 for Lot 157 including the proposed shed
and alterations.
Response:
The Gross Floor Area (GFA) plans (Attachment B) demonstrate that the proposed
development results in a decrease in overall GFA (from 315.6m2 to 311.9m2) and increase in
impervious area (from 290.8m2 to 304.2m2) on the subject site. The calculation of
infrastructure charges for the pre-demolition (circa 2017) boat shed and the current proposal
are summarised in Table 1. This identifies there is an infrastructure demand of $140.70 for the
proposed development. Please refer to the Gross Floor Area (GFA) plans at Attachment B for
more information.
