2. SITE DETAILS
2.1 Background
The application was initially lodged seeking approval for a food and drink outlet, shops, offices and
a caretaker’s residence. Following discussion with the applicant, the applicant changed the
application removing the proposed caretaker’s residence and replacing it with a small food and
drink outlet, due to concerns regarding the lack of on-site car parking for a resident caretaker. The
revised plans also reduced gross floor area to ensure compliance with the Noosa Plan
requirements.
2.2 Site Description
The site is a regular shaped lot of 271m2 with a 10.4 metre frontage to the David Low way – Grebe
Street service road and the Peregian Beach village square. It is currently occupied by a single
storey commercial building with five shop tenancies. The site is generally flat with no vegetation or
landscaping on site. The site is connected to all services with no easements burdening the title.
Council records identify only one development approval for the site being for a restaurant and
takeaway granted in March 1986 (TPC 1780).
