2.3   Surrounding Land Uses
The Peregian Beach village provides local convenience shopping with some offices and
businesses located in the village serving surrounding residents and visitors. A public village square
is located central to the village which the subject land also fronts. Land surrounding the village is
generally used for dwellings and low-density unit developments and the Peregian Beach Hotel and
Peregian Village Market (including the IGA) is located on opposite side of the David Low Way.
3.    ASSESSMENT
3.1 Instruments for Statutory Assessment
Under the Planning Act 2016 the application must be assessed against each of the following
statutory planning instruments to the extent they are relevant to the development:
•     State Planning Policy;
•     South East Queensland Regional Plan;
•     Planning Regulation 2017;
