Coastal Communities Local Plan Code
The proposed uses are consistent with the Local Plan Code requirements for Peregian Beach,
providing for local convenience shopping, business and employment services for nearby
permanent residents and visitors to the area.
The proposed development successfully includes active street frontages to the service road and
to the village square with ground level frontages inviting interaction at the street level. The proposal
will maintain and support the informal village-like atmosphere through its design, with the proposed
food outlet fronting the square supporting a continued vibrant atmosphere.
The land is adjacent to a primary streetscape treatment area identified on the Framework and
Character Plan for Peregian Beach and the development appropriately addresses this area
proposing almost full glazing along this frontage and an architectural entry way central to the
building. This entryway includes space for the planting of a feature tree that will be able to grow
into the upper level void area. A mix of building materials is proposed in the façade finishes, with
the building designed to suit the local climate, incorporating balconies, eaves and wide awnings at
ground level and internal floor to ceiling heights of 3.2m to 3.43m with use of made of louvre
screens to the western elevation.
