PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 7 FEBRUARY 2023
Local Centre Zone Code
The proposed uses are consistent with the zoning intent and are of an appropriate type, scale and
intensity for the centre in terms of the Noosa Shire Centre Hierarchy. The proposed building
maintains the maximum height for Peregian Beach of 8 metres, 2 storeys and will have a site cover
generally consistent with other buildings in Peregian Beach which are at or close to 100%.
The building design includes horizontal and vertical articulation, uses materials that reflect the local
streetscape character of the area and includes a landscape feature tree and upper-level balcony
plantings that lends interest to the building consistent with scheme requirements.
The proposed building does not comply with acceptable measure AO12.1 for setbacks from the
village green of 2m for the first floor, though is considered to comply with the corresponding
performance outcome PO12. The applicant proposes to construct the building to the boundary to
the village green at the ground level which complies with scheme requirements, however the upper
floor, comprising a roofed balcony extends into the setback area. The building façade of this upper
level is setback 5.5 metres from the boundary with the balcony to remain open softening the built
form. The proposed setbacks are generally consistent with the existing development adjoining to
the north as shown below in Figure 7.
