Assessable material change of use
Site layout places the landscape and open spaces within the site between premises and adjacent
mapped medium, high or very high potential bushfire intensity areas. This landscaping and open
space comprises protective landscape treatments that:
1. Comprise only low threat vegetation, including grassland managed in a minimal fuel condition16,
maintained lawns, golf courses and cultivated gardens; or
2. Are designed to ensure a potential available fuel load is maintained at less than 8 tonnes/hectare
in aggregate and with a fuel structure that remains discontinuous.
Note – The landscape or open space may be located within the mapped medium, high and very high
intensity areas to create a separation between the development and the balance of the bushfire
prone area.
The wedding marquee is separated from the adjacent hazardous vegetation to the north by 64m of
open space host to managed grass, the macadamia orchard and an existing farm track/fire break
trail. The conditions between the premises and the hazardous vegetation satisfy Assessment
Benchmark 5 and also Assessment Benchmark 4 albeit not triggered for a MCU.

Where a requirement for an asset protection zone (or similar) exists
Landscaping treatments comprise only low threat vegetation, including grassland managed in a
minimal fuel condition, maintained lawns, golf courses, maintained public reserves and parklands,
vineyards, orchards, cultivated gardens, commercial nurseries, nature strips and windbreaks.
OR
Landscaping management maintains a potential available fuel load which is less than eight
tonnes/hectare in aggregate, and fuel structure which is discontinuous.
OR
Development includes a bushfire management plan for the maintenance of any identified asset
protection zone, including landscape design and ongoing vegetation management.
