Open Space Area (OS5) - Preservation of Visual Amenity OSS shall have a minimum width of 12m and a minimum length of 130m generally in accordance with the approved plans. Apart from providing for the temporary access roadway, the existing vegetation within this precinct is to be retained and shall not be disturbed to accommodate carparks, detention ponds, firebreaks or any other infrastructure. Following the construction of the internal loop road that provides access to this part of the site the temporary service road is to be removed and the area reinstated in accordance with the Site Rehabilitation Plan. Deleted. The design and construction of the adjacent roads, drainage, buildings and other works shall not adversely impact upon the existing vegetation in OS5 other than the temporary service road and the impact on the existing hydrological regime on which the vegetation depends shall be minimised. Prior to construction of the adjacent internal loop road, any clearing along the westem property boundary for the purposes of a firebreak shall exclude the vegetation/forest within OS5. The species of street trees to be planted on the edge of, or adjacent to, OS5 shall be selected from the major tree species growing in OS5. Alternatively, plantings shall be in accordance with the landscaping requirements contained within this approval. Where necessary, reinforcement plantings and/or understorey thinning shall be undertaken in OSS to: 31.1. restart stalled regenerative processes and facilitate ecological sustainability, and 31.2. facilitate the required visual screening. An ecologist in consultation with Council shall determine the need for, and the nature of the reinforcement plantings and/or understorey thinning to be undertaken within OSS. This consultation is to occur prior to the submission of the Site Rehabilitation Plan for the development in accordance with Condition 81. Prior to the use commencing, OS5 shall be protected by a registered environmental covenant, which shall ensure that the existing native vegetatiori is maintained to the satisfaction of Council. The costs _ associated with the preparation and registration of the covenant shall be borne by the applicant. Qpen Space Area (OS7) - Environmental Drainage The OS7 area shall be generally in accordance with MP2 and the approved plans, such that there is no net loss in the area of continuous open space in the OS7 area to facilitate the provision of infrastructure, but excluding the proposed future bridge. The existing drainage way shall be included within OS7 with at least 10m of native forest on either side of the watercourse. With the exception of: 35.1. the bikeways/pathways shown on MP2, 35.2. a revegetated (with native species) swale at the northern end of OS7, 35.3. outfalls for discharging treated stormwater into OS7 and associated erosion control works, 35.4, future bridge (subject of a future application) between retail centre and main employment node E1 No development or construction works shall be permitted in OS7. Deleted. Except where necessary for development works native vegetation shall not be disturbed.
