Public Transport

148. The applicant shall make provision for bus stops and bus routes on and through the subject site
without traversing through carpark areas, in accordance with the reasonable requirements of Council
and Queensland Transport. Such facilities should not compromise the possible future development of
a regional bus interchange in area E6 of MP2 :

149. Provision shall be made for the provision of public transport vehicles with their own access road
separate to parking isles other than staff carparking and clear of internal traffic queues or congestion
Points generally in accordance with the approved plans for the development..

150. Provision shall be made immediately- adjacent to the retail centre for a taxi rank able to accommodate
at least six taxis. This rank shall be located in an area close to major pedestrian routes and where
after-hours lighting and security will be maximised, under cover. The rank should include provision for
dedicated phone connections to local taxi companies. Further provision for the bus spaces as shown
on the approved plans shall be maintained..

151, Provision shall be made for state of the art electronic advice notices to advise patrons of the timing of
Public transport services at the public transport set down and pick up area.

Car Parking

152. Carparking for the proposed development shall be generally in accordance with the approved plans
and the following: .

152.1, Retail Centre at a rate of 5.4 spaces per 100m? of shop floor space TUA — 1000 spaces.

152.2. Showroom Component at a rate of 1 space per 36m? of showroom/homemaker floor space
TUA — 196 spaces.

152.3. Commercial/Business Component at a rate of 1 space per 23m? of commercial/business
floor space TUA - 217 spaces.

154. The car park for the Retai! Centre and Showroom shall meet the objectives of MP2 3.5 (j).

155. The applicant shall ensure the carparking layout for the proposed development prevents conflict
between public transport, delivery and service vehicles and visitors cars generally in accordance with
the approved plans. .

166. Aisle lengths in the car park in the B3 showrooms shall be maintained in accordance with the
approved plans to the satisfaction of the Manager Land Development..

157. The car parking area shall be drained and the pavement (pervious and impervious) constructed to
access road standards to the reasonable satisfaction of the Manager - Land Development. Plans and
specifications for these works shall be submitted with and application for a development permit for
operational works.

158. All car parking shail be kept maintained and line-marked in a condition fit for use.

159. Disabled parking spaces shall be provided for each development component in accordance with the
requirements of AS2890.1, in respect of the number, design and location of these spaces.

160. The design of the car parking areas will comply with the Australian Standards AS 2890.1 and AS
2890.2.
