Dear Glen
RE: HYDROLOGY CONSTRAINTS REVIEW FOR 30 TOULAMBI STREET NOOSA
Please find below a review of the hydrology constraints for land located at 30 Toulambi St Noosa.
Scope
This review has been undertaken to identify constraints relating to hydrology so that Council can
be informed of issues which may impact the development potential for land located at 30
Toulambi St, Noosa. It is understood that Council is exploring social/affordable housing
opportunities across various Council land holdings, of which this is one.
This review was informed by the following tasks:
1. Desktop review based on Council online mapping layers
2. Site inspection to ground-truth online mapping and identify other potential issues
Drainage Patterns
The subject site is located adjacent to a sag point in the road network. The sag is located
immediately in front of the adjacent property 28 Toulambi St and is identified by the presence of a
side-entry stormwater pit in front of the property. The catchment contributing to this sag point is
shown in Figure 1 and the sag is shown in Figure 2.
Although the underground piped stormwater network continues from this sag point into Wyandra
St, it is clear from the site inspection that excess surface flows/ponding from the sag will
preferentially flow into 28 Toulambi St rather than continuing into Wyandra street, due to the
relative levels at this location.
The frequency with which surface flows will enter 28 Toulambi Street from the road drainage
network is currently unknown and in practice will depend on both the magnitude of the specific
rainfall events experienced as well as the degree of blockage of the stormwater inlets at the sag
and at other locations in the upstream drainage network.
It is expected that overland flows into 28 Toulambi St would occur relatively infrequently, however
would almost certainly occur for events more frequent than the 1%AEP which is the current
