ACOUSTICS & AIR QUALITY The proposed development is surrounded by the following premises: Bushland to the north. Residential premises to the east and south. Cooroy Connection Road (Elm Street) and the railway line to the west. The proposed development is impacted upon by road traffic noise from Cooroy Connection Road (Elm Street), which is controlled by the Department of Transport and Main Roads (TMR), and rail noise from the adjacent North Coast railway line.
